Chip seal is the country road answer. Where a full asphalt mat would be overkill or out of budget, a chip seal surface gives you dust control, mud control, and a textured, grippy finish that fits the look of a rural property. It has a different character than smooth asphalt, and on the right project, it's the right answer.

When chip seal is the right call

Long private driveways (500+ feet), country lanes, HOA access roads, farm roads, and cabin or camp approaches. Properties where you want a real surface without the cost of a full hot-mix install, and where the textured look fits the property.

How we install it

Grade and compact the base. Apply an emulsion coat evenly to the base surface. Immediately spread clean stone aggregate. Roll the aggregate into the emulsion so it bonds. Sweep loose stone after cure. Optional second coat for extra durability.

How long it lasts

A well-installed chip seal surface lasts 7 to 10 years with minimal maintenance. You'll lose some loose stone the first few weeks, that's normal. Once it sets, it's tough, low-maintenance, and easy to refresh with another coat down the road.
