Chip seal, also called tar-and-chip, is a textured, durable surface built by rolling stone aggregate into a hot asphalt emulsion. For long rural driveways, country lanes and farm access roads, it gives you a solid surface at a fraction of the cost of a full asphalt mat.
Overview
Chip seal is the country road answer. Where a full asphalt mat would be overkill or out of budget, a chip seal surface gives you dust control, mud control, and a textured, grippy finish that fits the look of a rural property. It has a different character than smooth asphalt, and on the right project, it's the right answer.
Long private driveways (500+ feet), country lanes, HOA access roads, farm roads, and cabin or camp approaches. Properties where you want a real surface without the cost of a full hot-mix install, and where the textured look fits the property.
Grade and compact the base. Apply an emulsion coat evenly to the base surface. Immediately spread clean stone aggregate. Roll the aggregate into the emulsion so it bonds. Sweep loose stone after cure. Optional second coat for extra durability.
A well-installed chip seal surface lasts 7 to 10 years with minimal maintenance. You'll lose some loose stone the first few weeks, that's normal. Once it sets, it's tough, low-maintenance, and easy to refresh with another coat down the road.

Yes, but with a shoe or skid on the plow blade, a metal blade directly on chip seal will tear off the surface stone. We'll walk you through winter care at handoff.
Chip seal has more texture than smooth asphalt, that's part of its durability. It drives and rides just fine, but you'll feel the aggregate more than you would on hot mix. For most rural customers, that's a feature, not a bug.
