If your base is still solid but the surface is tired, a resurfacing overlay gives you a brand-new asphalt mat for a fraction of a full tear-out cost. We'll walk your site and tell you straight whether it's the right move.
Overview
Not every tired driveway needs a full replacement. If the base layer is still intact, no alligator cracking, no sunken low spots, no deep potholes, a milled or leveled overlay can buy you another 10 to 15 years. The catch: overlaying a failed base is a waste of money. We'll be honest about which bucket you're in.
Old surface is worn, faded, or has surface cracking, but the base underneath is still structurally sound. A 1.5 to 2 inch overlay on prepped and tack-coated existing surface gives you a fresh mat.
If the failure is structural, alligator cracking, sunken sections, heavy rutting, or base pumping, overlaying just covers the problem for a year or two before it comes back through. In that case, a full tear-out is the honest call. We'll tell you.
For commercial lots and roads, milling the old surface 1 to 2 inches deep before overlaying keeps final elevations aligned with curbs, drains and existing transitions. We handle milling, sweep, tack coat, overlay, and finish rolling.

On a solid base, a properly prepped and compacted overlay will last 10 to 15 years with routine sealcoat maintenance. Commercial lots under heavy traffic are at the lower end of that range.
Yes, an overlay adds 1.5 to 2 inches of new mat. For driveways and lots without curb or drain constraints, that's fine. For commercial work where drains and curbs matter, we'll mill first to keep elevations matched.
No, new asphalt needs to cure fully before the first sealcoat. Plan on 6 to 12 months before the first sealcoat on a fresh overlay. We'll flag the timing for you at handoff.
